Tyler Ian Blanchard, an independent researcher and publisher, maintains Housing Time Machine and is responsible for source selection, calculation rules, editorial wording, correction decisions, and monetization boundaries. No agency or cited publisher reviews or endorses this site.
Source standard
Direct evidence outranks convenient summaries
Housing prices use Census/HUD material, mortgage rates use Freddie Mac PMMS observations, and CPI-U uses BLS data. Dated wealth estimates are retained only after manual review of the named publisher page. Source URLs, vintages, retrieval dates, and known limitations are listed on the data-sources page.
Calculations and generated views
Derived statements stay reproducible
Annual pages and comparisons are generated from the immutable active snapshot 2026-08-04.1. They may describe ordering, adjacent changes, or a fixed comparison window, but they do not add historical causes or local-market conclusions. Automated validation checks schemas, hashes, formulas, route eligibility, and selected reference values. A generated page is not a substitute for the direct source.
Automation and AI
Tools assist; evidence controls the claim
Software and AI-assisted tools can help implement, format, test, and review the site. They are not accepted as numerical sources and may not create testimonials, ratings, endorsements, urgency, credentials, or missing observations. Material changes must pass code review, automated checks, and deployment verification before publication.
Corrections
Material changes leave an audit trail
A confirmed data or calculation correction creates a new reviewed release; the active snapshot is not silently edited in place. Wording, accessibility, privacy, and source-link issues also receive regression coverage when practical. Submit a report through the contact and corrections page. No response time or requested outcome is promised.
Advertising independence
Revenue cannot rewrite the record
Advertising status does not determine which source, year, or result appears. Sponsors, affiliate offers, paid rankings, and sponsored editorial are not currently published. AdSense ownership declarations are present for review, but ads are not served. Any future ad release must preserve content prominence, avoid low-value or unfinished screens, satisfy consent requirements, and update the privacy disclosure before activation.
